Did you know that the appearance of your home when it hits the market can have an impact on the sale price? Research has shown that the average sale price of a property can be increased by 1-5% simply by implementing some staging tactics before listing. 


If you are on a budget and don’t want to hire a professional stager, here are some ideas that you can integrate at a very low cost;


  • Detach yourself from the property; potential buyers want to be able to easily imagine themselves in the home.  In order to make this possible, it is best for the seller to take down any personal items ie. family photos, memorabilia etc.

  • Declutter- pack up anything you don't absolutely need from every room, closet and cupboard. Buyers are usually looking for tons of storage space, if you leave closets and cupboards half full, you'll give the impression of there being more storage throughout the home. 

  • Put some extra focus on the front entrance, you want the space to feel inviting when buyers walk in. Add a bench and maybe a mirror above to create the illusion of extra space as well.

  • Replace curtains, bedding and towels with light neutral colors to make the room look larger and bright.

  • Paint with neutral colors to create a more open feel in any room.

  • Store any extra furniture you don't need to create a larger feel to the space. You can also consider rearranging the rooms to create a better flow throughout.
